We’d previously listed our house with another agent who was recommended to us by our friends. It didn’t sell, even during a seller’s market. We didn’t receive a single offer. Once our listing contract expired, we reluctantly took the house off the market in order to regroup.

An amazing experience during a difficult time. I recently decided to sale my home due to a family emergency. I met with Kyle, but really wanted to sale by owner. Stressed and out of sorts I made the changes Kyle recommended during our initial meeting, I packed up, sign with him and left the state; in that order. Kyle's experience in the industry is evident in several ways. Specifically, he knew sought out my level of understanding of real estate processes, offers, contingencies, current market (insane). He was a great fit for me because I wanted no hype or drama, I did not want to "test the market", I wanted a quality offer and a smooth path to closing. We had seen Kyle McCarthy’s signs on houses in our area so we did some research into his ability to get our house sold. I can tell you without reservation he is actually better than his reputation, which is in very high regard.

We first met with Kyle and he walked the home and told us what needed  to be done for a successful sale. I though he was very knowledgeable with his suggestions on what needed to be done to keep up with the times and buyer desires. I questioned him on a few things and he simply stated to trust him. We made the decision that he would be putting in a bunch of money to market the home and would be vested in the home sale like we were. We trusted his advise and we took care of all of the items he suggested.

The house was put on the market after the items were complete and he took over. Professional pictures, professional advertising and he spared no expense putting our house in front of the buyers. A week later, we had offers to chose from and a month later we were closing!

Rarely do people talk the game that he talks and produce. He was very pointed and direct with us with what he would do and he did it. Yes he talked a pretty big talk but he walked it like a pro! If you’re selling a home in central Maryland, don’t bother with another realtor talking about things they make happen. If it comes out of his mouth, it’s happening. Best of all, I was never handed over to an assistant or replied to by someone else.

Before we met Mr. McCarthy, we used a different realtor. We were unhappy with the number of showings. A friend recommended Mr. McCarthy to us. She and her brother were very impressed with his work on both of their homes. He told us what we needed to hear, not necessarily what we wanted to hear. On  the initial walk through of our home, he told us exactly what we should do to impress buyers. We followed his instructions. Instead of someone just snapping some pictures of your house, he uses a professional photographer/videographer. Our on-line views skyrocketed. We saw more interested buyers in one week than a month with the other realtor. He has a very direct, no nonsense approach that we appreciated. Mix that with his sly sense of humor and charisma and you have a true professional. Mr. McCarthy worries about the minor details that make a difference. That approach got us a contract in less than two weeks. He truly exceeded our expectations. This guy works hard. You’ll have to follow his instructions because he doesn’t appear to have time for foolishness. He doesn’t want to be your buddy, this guy wants to sell your house.

Kyle was marvelous. Because of a cloud on my title, we had to schedule closing and cancel three times times before I was able to come up with the necessary paperwork to clear the title for closing. Kyle was wonderfully supportive and knowledgeable during this entire process. Kyle was masterful with handling issues when they came up. Our experience with Kyle McCarthy began a little over a year ago. We received his contact information from another satisfied client. We were not quite ready to list our townhome but he offered to come to our house for some initial recommendations. Kyle was thorough, honest, and immensely helpful  from the very beginning. Prior to the first meeting with Kyle McCarthy, concerning the sale of my mother's home in Bowie, MD, he provided an assessment of the current market and an overview of the services and expertise he could provide. At the first meeting, he came prepared with an assessment of similar properties,  recent sales, information on estate properties he has handled, etc. He assured us that he would streamline the process for us and make it as smooth as possible. Kyle sold two houses for us. We were so impressed the first time in 2003, we returned to him the second time in 2015. Both times the houses were under contract in well under a week for good prices. With the second house, the market wasn’t as good so we asked Kyle for ideas. He came and toured the  house well in advance (6 months) and gave us great advice on what would be our best options for making the house stand out. Kyle is excellent! He assisted us from start to finish in all areas of the home buying process. When initially searching for homes, he emailed us a filtered list first thing every morning. Was good in all areas of real estate. Had good recommendations for preparing the inside and outside of the house along with the outside property for showing. Knew a lot about selling price strategy along with buyer financing issues. Kyle was always on time...never once late for anything and was  always available for e-mails or phone conversations.
